USA Properties, Inc. was organized to help meet the demand for home and home building lots in several beautiful New England areas. With the exception of the historic E. H. Atherton Mill House in Cavendish (a private residence within minutes of the
Mt. Okemo ski resort), all of our properties are building lots usually zoned for single family homes.
One of the purposes of this Web site is to provide prospective buyers with a wealth of information about each property, its location, and any other relevant facts related to questions prospective buyers may have. USA Properties, Inc. sells its properties directly to purchasers, often without the participation of a real estate agent. Buyers, however, may be represented by a Broker or Realtor, and, in most cases, USA Properties, Inc. will pay a Buyer’s Agent commission of two point eight percent (2.8%) of the purchase price. See the next section for additional details of the Broker/Realtor arrangements we can make to ensure Realtors always feel welcome when working with us.

USA Properties, Inc. (“USA-P”) will pay a Broker/Realtor representing a buyer a
2.8% real estate commission for all sales where the Broker/Realtor introduced the buyer to the property and notified USA-P in writing prior to any contact between USA-P and the buyer.
Prior to closing, so as to assure compliance, USA-P reserves the right to review and approve any agency representation documents executed by the buyer. Standard forms approved by state agencies are preferred.
All commissions are subject to the execution of a Purchase and Sale Agreement acceptable to and executed by the Buyer and USA-P. All commissions will be paid at closing.
In simple terms, if you are a Realtor and bring us a bona fide purchaser who buys a USA-P property while and with your serving as his or her agent, we will pay you a commission
